Epoxy Floor Coatings in Baltimore, MD

Epoxy turns bare concrete into a durable, seamless, easy-clean surface. It is the coating of choice for garages, basements, workshops and commercial floors that need to take a beating. At CSE Flooring & Interiors, I prep and apply epoxy coatings across Baltimore and about 50 miles around Parkville, and I handle every step myself.

An epoxy floor is not paint. It is a resin and hardener that bond to properly prepped concrete and cure into a hard, glossy surface that resists chemicals, oil, abrasion and moisture. Done right, it lasts for years and transforms a dull slab into a floor that looks finished and cleans with a mop.

Who It Is Right For

Epoxy is the right choice for garages, basements, workshops, warehouses and commercial floors where durability and cleanability matter. It seals the concrete against moisture, oil and spills, and it holds up to vehicle traffic and heavy use.

For businesses and property managers, epoxy is a low-maintenance floor that keeps a clean, professional look with minimal effort.

Who It Is Not Right For

Epoxy is not the right choice for concrete with unaddressed moisture problems. If moisture is pushing up through the slab, it can delaminate the coating. I test for moisture and address it before coating.

It is also not a quick patch for badly damaged concrete. Cracks and spalling need repair first, and the cure time is real. We will plan the schedule around the time the floor needs to cure before it sees traffic.

What the Install Looks Like, Done by the Owner

From the first measure to the final walkthrough, one person handles your floor. No crew handoffs, no subcontractors you never met.

1

Every epoxy job starts with an on-site assessment. I look at the concrete, check for moisture, cracks and existing coatings, and help you choose the system and finish that fit the space.

2

Surface prep is the most important step and I do not shortcut it. I grind or shot-blast the concrete to open the pores so the epoxy bonds, repair cracks and spalling, and make sure the slab is clean and dry.

3

I apply the epoxy in the right number of coats for the system, often with a color flake or quartz broadcast for texture and a clear topcoat for wear resistance. Each coat needs its cure time before the next goes on.

4

I do a final walkthrough with you, explain the cure schedule, and tell you when the floor can take foot traffic and vehicle traffic so you do not damage the finish.

Maryland Considerations

What Baltimore Area Homes Mean for This Floor

Maryland garages and basements deal with humidity, road salt and temperature swings, all of which test a concrete floor. Epoxy seals the concrete against moisture and salt, which protects the slab and makes cleanup easy through the seasons.

Many Baltimore area homes have older garage and basement slabs with cracks and settling. I repair cracks and assess the slab before coating, because epoxy will telegraph damage underneath if the concrete is not sound. If your home has old 9 inch by 9 inch floor tiles, have them tested for asbestos before removal; this is honest advice, not a service I offer.

Types and Options

The choices within this category, and how they change the look, the durability and the price.

Solid color epoxy

A single or two-coat solid color finish for a clean, uniform look. The most common choice for garages and basements.

Color flake epoxy

Colored flakes broadcast into the epoxy for a textured, decorative finish that hides imperfections and adds slip resistance.

Metallic epoxy

A pigmented metallic finish that creates a flowing, marbled look. A premium option for show garages and commercial lobbies.

Clear topcoat

A wear layer over the epoxy that adds scratch and chemical resistance, extending the life of the floor in high-traffic areas.

What Affects the Cost

I do not publish prices, because every job is measured and quoted by hand. These are the factors that shape your estimate.

The epoxy system and number of coats, with flake and metallic finishes costing more than solid color.

Surface prep, including grinding, shot-blasting and crack repair, which is the foundation of a lasting coating.

The size of the space and whether it needs a clear topcoat for wear resistance.

Moisture testing and any moisture mitigation the slab requires.

Removal of old coatings or tile before prep.

The cure schedule, which affects how the job is sequenced.

Epoxy Floor Coatings Questions, Answered

How long does epoxy take to cure?+

The floor is walkable in about a day, but full cure for vehicle traffic typically takes several days. I give you a clear cure schedule so you do not damage the finish by using the floor too soon.

Can epoxy go over a damp concrete slab?+

Not without addressing the moisture first. Moisture pushing through the slab can delaminate the coating. I test for moisture and handle mitigation before coating.

How do you prep the concrete before epoxy?+

I grind or shot-blast the concrete to open the pores so the epoxy bonds, repair cracks and spalling, and make sure the slab is clean and dry. Surface prep is the most important step and I do not shortcut it.

Is epoxy slippery when wet?+

It can be. I can add a non-slip additive or a textured flake broadcast to improve traction, which is important for garage entries and commercial floors.

How long does an epoxy floor last?+

A properly prepped and applied epoxy floor lasts for years in a garage or basement. The wear depends on traffic, chemicals and how well the surface is maintained.

Can epoxy be applied over existing tile or paint?+

Old coatings and loose tile must come up first. Epoxy bonds to properly prepped concrete, not to failing layers underneath. I assess the slab and remove anything that would compromise the bond.

Is epoxy good for a basement floor?+

Yes, as long as the slab is tested for moisture first. Epoxy seals the concrete against dampness and spills, and it creates a clean, bright surface that makes a basement feel finished.
